How to choose a Builder which gives you Maximum Value for your Money?

Living in Bangalore, Real estate is the best place to invest your money in, but buying a home and choosing a builder can get very confusing as many options available for the new home buyer. Contrary to popular wisdom, it may not be a wiser choice to to buy a home built by one of the more advertised and reputed builders to get the maximum return. You may end up paying super extra premium for a brand name with no assurance on quality, timely delivery and innovation. You should check some important points before choosing a project or a developer.

  1. Company Profile: Builder’s qualification and experience in the real estate industry is the first thing to enquire about. Check the builder’s official website and find out information they have put about themselves – the experience and qualification of the management team should be an important deciding factor. CMRS Group is led by a professional team with its top management from premier institute like IIM-Bangalore, this gives you assurance of ethical practices and efficiency.
  2. Innovation and Future Proof Features: Many run of the mill builders and projects will offer you properties with no innovation and future proof features. They sell the property primarily on the huge advertising and offers, this will turn out to be a bad decision as the property gets out-dated with changing times. CMRS Group incorporates modern features like smart homes, green homes and pyramid energised homes to ensure that your homes remain in demand for years to come.
  3. Project approvals: Verify if the chosen project has all legal approvals and NOC’s from related regulatory authorities. You also need to know if the sewage, water connection and electricity sanctions have been obtained. CMRS Group has put all such approvals on the website and puts it in their agreement for your assurance.
  4. Fair price property: Always choose a builder with  fair price. If you find a property at very low price compared to the property next to it, one should double check on such a project. CMRS Group offers you properties at fair prices with all luxurious amenities, the competitors may offer less price but one can always find legal flaws or deviations.

What distinguishes a good builder from a great builder?  As you do your research, look for companies that convey certain key attributes.  And don’t forget your gut instinct!  Engage a builder that you feel at ease with, a company that understands you and your needs. Here's what you should look for:
  1. professional presentation - this will give you confidence for the quality of work to expect in a given project.
  2. clear and concise communications - the website should detail every aspect of the project to maintain the accurate information.
  3. high level of skill, experience and technical know-how - a look at the management team will ensure that your money is in safe hands.
  4. proven track record - validate how the company has fared in difficult times, especially during the recession period. delays are unavoidable in real estate but verify if the builder has ever left a project uncompleted.
  5. known to provide accurate pricing estimates - fair pricing policy will win your trust to get the best price. too much of discount should make you nervous as you never know the bottom price.
  6. use or are aware of the latest materials, products and design trends - choose a builder which adopts newer trends like green buildings, smart homes, budget housing etc.
  7. provide service guarantees - check the agreement to ensure that your post purchase experience of new home remains hassle free with in-house legal team, professional CRM and in house interiors team.
  8. environmentally conscious - a builder which practices eco freindly process should build a longer lasting building with much more resale value.
  9. can provide and are willing to share testimonials from previous clients
  10. provide true and proper legal documentation and contracts.
You can expect all the above and much more from CMRS Group. Buying a home is a dream for most of us and its best to take your time and make the right decision which suits you and your family.

Occupation Certificate (OC), the Hot Item which is rarely SERVED by Builders

Do you know the BDA had sanctioned the building plan and issued CC and OC for Mantri Tranquil project, but BESCOM disconnected the electricity finding the violations?

The reason, the BDA ignored the fact that the project was within BBMP limits and that the two blocks of the Mantri Tranquil were built on the storm water drain! The fact remains that the property buyers don't know the importance and meaning of occupation certificate in its true sense. This information asymmetry allows a builder to take customers for a ride.

It can be assumed and granted that the small budget homes will be made with little deviations and occupation certificate for the same should not be expected. Such homes have to wait for akarma sakarma to pay the penalty and regularise the construction to get the occupation certificate.

But how can you forgive the builders, who charge upwards of 75 lacs and do not provide valid and appropriate occupancy certificate?

Without OC, the building is technically unfit for occ…
